Closing & Funding Specialist (Private Real Estate Lending)
Entrepreneur Cooperative
Job description
About the role
A U.S.-based private real estate lender that funds short-term business-purpose loans (Fix & Flip, Bridge, DSCR rental and Ground-Up Construction) is expanding its remote operations team. It is looking for a Closing & Funding Specialist to own the closing process, from opening title and obtaining insurance through funding and post-closing handoff. The role is fully remote, open to candidates living in Latin America, with a start date as soon as possible in early November 2026.
Key responsibilities
- Open and manage title and escrow, review title, liens, vesting and insurance, and coordinate attorneys, title companies, borrowers and internal teams to resolve closing issues.
- Coordinate loan document preparation and review loan documents and HUD/settlement statements against approved terms, fees, payoffs, reserves and disbursements, obtaining required approvals before closing.
- Collect and clear remaining closing and funding documents, and work with the processor and originator on underwriting conditions, escalating material exceptions.
- Submit funding packages to warehouse lenders and capital partners, obtain clear-to-fund approval and coordinate final funding under wire verification controls.
- Confirm funding, organize the final loan file in the company's loan portal, flag trailing documents or post-closing deficiencies, and track the handoff of each loan to servicing.
Required profile
- At least 1.5 years of hands-on experience at a U.S. hard money or private real estate lender, originating or servicing business-purpose investment property loans (Fix & Flip, Bridge, DSCR and/or Ground-Up Construction).
- Direct hard money closing and funding experience; conventional consumer mortgage experience alone does not qualify.
- Advanced written and spoken English, high attention to detail, and ability to work in a fast-paced lending environment with urgent requests.
- Availability to work 8:45 AM to 5:45 PM U.S. Eastern Time, Monday to Friday.
- Candidates must live in Latin America and submit their CV in English, including lenders, dates of employment and loan types handled.
Required skills
- Solid knowledge of title, escrow, insurance, loan documents and HUD/settlement statements.
- Ability to use Gmail, GoHighLevel (GHL) or a similar CRM and an online loan portal for documents, files and workflow.
What we offer
- Pay of $1,500 to $2,200 USD per month.
- Fully remote work from anywhere in Latin America.
- Responsibility that grows with competence, with approval authority expanding as you prove yourself.
