Director of Residences (Pre‑Opening)

About the role

The Director of Residences will join the pre‑opening team of Four Seasons Resort and Residences Dominican Republic at Tropicalia. This senior leader provides strategic direction for all residential operations, acting as the primary liaison between homeowners, governing bodies, the resort, and the developer.

Key responsibilities

• Participate in the pre‑opening team to establish the residential program.
• Identify and develop strategies that enhance the residential value proposition in line with Four Seasons policies.
• Ensure achievement of residential financial goals, capital reserve plans, and overall performance targets.
• Drive continuous improvement to increase owner satisfaction, revenue, and cost efficiency with GM approval.
• Oversee syndicate allocation methods, budgeting processes, and financial reporting obligations.
• Manage property, asset, and HOA administration while maintaining compliance with governing agreements.
• Maintain strong relationships with owners, governing bodies, and the development team.

Required profile

• Extensive senior leadership experience in residential, hospitality, or luxury property management.
• Proven track record in pre‑opening or start‑up environments.
• Strong financial acumen and ability to manage budgets and capital reserves.
• Excellent stakeholder management and communication skills.
• Fluency in English; ability to work on site in the Dominican Republic.
